Adverse Possession

This can occur when the boundary being used by one party does not reflect the boundary shown on the title. After an extended period the party that has had possession of that portion of land may be entitled to make a legal claim to the title without any financial compensation being paid.

While a lot of the time these discrepancies can seem small, the outcome can have a significant financial impact on your overall property value, whether it be a loss or a gain, depending on whether you are the claimant or if a claim has been made against you.
